Located near downtown Elk River, Guardian Oaks offers subsidized senior housing for income-qualifying residents aged 62 and older. Handicap apartments are also available for seniors with mobility impairments who require modified units.


The free Guardian Angels bus is available for scheduled community outings and shopping trips. The public Tri-CAP bus is also available, for a fee, to transport residents for errands and appointments that fall outside of the GA bus schedule.

As a Section 8-202 property, residents pay only 30% of their adjusted income for rent. Residents must meet the following requirements to qualify:

  • At least one member of your household is 62 years of age or older.
